Property management reviews can help you choose the right company to manage your Charlotte investment property. Today, we’re sharing three ways that you can use online reviews.
Tip No. 1: Read Reviews from Landlords, Not Tenants
Ideally, property managers want to keep everyone happy. But, sometimes property managers have to choose between making a tenant happy and keeping a landlord happy. You want a property manager who will prioritize your interests as a landlord. For example, if your property manager has to evict a tenant or take money out of their security deposit for damage they’ve done to the property, the tenant will likely write a bad review. But, that bad review is a result of the property manager doing the right thing for the landlord.
Property managers are understandably concerned about the bad reviews they receive from tenants. Recently, a tenant of ours has been telling the world that were without air conditioning for two hours. Personally, I think that getting the air conditioning fixed in the same day is something for which I should be praised, but customer service expectations are at an all-time high, and sometimes unreasonable. Overall, this is good for the property management industry. Any review online will raise the bar and keep expectations high.
Tip No. 2: Look for Reviews that are 3.5 Stars or Higher
It would be great if you could hire a company with 5 stars, but a company with all 5-star reviews has probably not been around long enough to deal with real problems and concerns. Frankly, the reviews are likely from friends and family members. Property managers have to deal with complaints on a daily basis. If this were an easy business, everyone would manage their own properties. You hire a property manager to help you deal with the inevitable conflict that comes up. Other industries are different. For example, if I was looking for a Realtor to help me buy or sell my home, I would look for someone with 5 star reviews. With property management, that’s harder to achieve.
Tip No. 3: Look for a Company that Responds to Reviews Professionally
A property management company should always respond to reviews. It shows they care about their reputation and their business. If they’re responding to a negative review online, you want to see that they are responding professionally, and not escalating the conflict further. Defensive arguing to prove you are right will not help. Look favorably on companies that admit when something was done wrong, and promise to fix it. Most people like honesty and transparency in the companies they work with.
